Infusing real estate equity into our local underserved communities

Our mission

Help to close the legacy wealth gap in our underserved communities by investing capital in local real estate developers committed to creating access to homeownership and affordable rental properties.  Greenhouse aims to achieve these goals while realizing a market-competitive return on and return of capital for its investors.

Market Opportunity for Smart Investment

While economic conditions stretch real estate developers to keep pace, the demand for single-family and rental housing in underserved neighborhoods continues to outstrip supply.

Community Impact

Without access to sufficient financing, smaller developers struggle to meet the minimum development costs required to implement projects.

Financing can be difficult to secure in areas where traditional institutions are less numerous and more reluctant to invest debt capital with favorable terms.

Infusion of equity will seek to better allow the developer to cover multiple projects; and can help smaller developers compete for properties to develop.

  • Historical Barriers

Federal policy tools designed to encourage homeownership have not had the intended impact for low-and moderate-income households who lack access to patient equity capital

  • Access

We believe friendly sources of patient capital to build to scale allows the developer to compete for property acquisition, development opportunities, and even qualification for low-income housing tax credits (LIHTC)

  • Targeted Investments

We have seen MBE developers historically overlooked by investors because of the relative size of their projects

  • Supply Shortage

In our experience, housing supply shortages today are most stark with entry-level houses targeting first-time homeowners
